Fritz Johnson Inc. was established as an architectural firm in 1973, specializing in custom homes. Since then the firm has done everything from multi-family developments to carport renovations with a sprinkling of commercial work in between.

We can provide simple permit documents to complete construction bid documents, including interior design services. We also offer three dimensional computer renderings for promotional purposes.

As a client you will get the architect's personal undivided attention from the first meeting through final completion and move-in. Each project is designed to meet the clients personal taste and needs.

 We begin with a free consultation meeting to determine the scope of work. Then we assemble our required consultants, and submit a fee proposal and time schedule. Upon acceptance of our proposal, and issuance of a retainer the design process beg

We begin with a free consultation meeting to determine the scope of work. Then we assemble our required consultants, and submit a fee proposal and time schedule. Upon acceptance of our proposal, and issuance of a retainer the design process begins!  Unlike some other firms, client input is welcome throughout the design process. For a single family home the preliminary design process usually takes 3-4 client meetings to produce an acceptable design. From there our office produces permit drawings for submission to the Department of Planning and Permitting. Once the drawings have been submitted we will begin to produce the construction bid documents, and assist with interior selections if requested.

The permitting process sadly has become something of joke in recent years, with permits averaging 8-12 months to issue for residential projects regardless of the designer or quality of the drawings.

After the permit is issued we can assist in the contractor bid process. Should you need assistance with handling contractor payments we are more than willing to set up a client trust account, issue checks and monitor payment requests. We are required by law to make site observation visits during construction and will make ourselves available to the contractor's should any questions arise.

 As with any creative project, changes and new ideas occur right down to the wire. We are fully prepared to handle all of the post permit design changes as long as we are kept in the loop. We offer a reasonable hourly rate for recording these changes
